holy shinola batman - talked with some folks about the small business I'd need to start to buy the property for my 'farm'
I'm scared spitless - I think this deal just died an ugly death.

the loan is the most scariest part but we'd be doing a farm loan through the local bank

Don't give up! Just research what you need to know more carefully. I started my own business in 1998 and once you understand all you have to do and start doing it then it isn't half as bad as you think. Hearing all the stuff for the first time is what turns most people away. Just keep plugging ahead and you'll do fine!
