Housing prices here have appreciated 21% since last January. This is the fastest appreciating market in Canada. The average price of a home here is $250k. I paid $132k five years ago for this place.
I would hate to be a first time buyer in this market.

The interest rates here in the states are extremely low. A record number of people are buying houses.

Interest rates here are low too, but a quarter million for your first home? That's got to be daunting. If we sold, we couldn't afford to buy something bigger and better, even with the money we'd make.

You need to take into account the exchange rate too.
US$250,000.00=C$329,497.85
C$250,000=US$189,693.84

I'm not sure you can factor in the exchange since they people living here and buying here are earning in Canadian $$$. A nurse here with top level seniority makes $45,000. Teachers start at $36,000, and max out at about $45,000/year. How does this compare to American salaries?

Those are crappy salaries. You need to move to the US.
I don't think $189K US is unreasonable for a first home. At least, not in my area.

teachers start here at 35k max out at 75+ depending on degrees
nurses here start at around 45k and depending on level of experience 60+ and that is not factoring in ot
nurses here right out of school can make a load of money.

I'd quote teacher salaries here in the rural Midwest, but Coach doesn't need a gut check in the middle of the Pugsley campaign

I just did a quick search for a starter type house in this area. I found one in my parents' neighborhood: 3 br, 2 baths, $48,900
nice house on the same road as one of my schools (better neighborhood) split-entry, hardwood floors, etc. 3 br, 2 baths= $125,000
