Just thinking.
Have you ever done it? Good or bad stories?

have not done it.
Did buy our current house from a guy who just put it on the market himself.
If you live in a good market...you could try it for a month or two or so, and then go to a realtor.

It is getting more and more common here. Have you checked out http://buyowner.com/ ? I would still have a lawyer to review everthing. A few hundred dollars isn't that bad when you save thousands on commision.

The floor plan I liked the best in the houses I looked at was called the Jefferson. I kept singing that song, too.

Yes, we did it in Alaska, sold our house within one month and made about $6k.
We did repaint and followed some simple beautification tips.
Like take everything off the walls, reduce knick knacks to bare minimum.
Buy hanging baskets for the outdoors.
Make bread or have cinammon/apples cooking in a pot on your stove.
I also offered cookies and coffee.

When we bought our first house there was no realtor involved. It went over well and was pretty easy. All you have to do is get the correct paperwork to fill out. We did not even have a lawyer look at it either. When we went to sell that house we intended to do it that same way, but some fast talkin realtor made us feel like we were in a hurry, so naturally we had her sell it for us. That was an $8000 mistake.
Do it yourself.

Yeah but didn't you just hook up the first house to the fifth wheel on the back of that dualie ford and move it over to the buyer's lot?

My coworker just did this...
I'll ask him today at lunch his opinion positive and negative for you. He had his house sold in two weekends. Not bad. I know he was happy.
